MidAtlantic was retained to perform environmental due diligence on a commercial property in Plainfield, NJ, prior to our client’s purchase and repurposing of the site. The property, which was most recently utilized by a preschool, was historically the location of a cryogenic repair facility and an automotive service facility. Soil contamination (petroleum and Volatile Organic Compounds) had been identified at the site by others during a previous due diligence investigation.
By using an aggressive sampling approach, MidAtlantic was able to complete a large portion of the remedial investigation during the extremely limited due diligence period, allowing MidAtlantic to provide a remediation cost estimate to the client prior to closing. Following closing, MidAtlantic and LSRP John Kerber were retained to complete the remediation.
MidAtlantic completed the Remedial Investigation and oversaw the excavation and proper disposal of 240 tons of contaminated soil. The work was performed in conjunction with renovations to the existing building and facilities. The project presented numerous logistical challenges during remediation, including multiple significant rain events which required dewatering of the work area. In addition, underground storage tanks that were not detected by ground penetrating radar were discovered. The identification of the tanks warranted prompt coordination with municipal and NJDEP officials to allow for the safe and proper cleaning, removal, inspection, and disposal of the tanks in accordance with local and state regulations. Upon the completion of the work, MidAtlantic’s LSRP John Kerber issued an unrestricted-use, Response Action Outcome (RAO).
