MidAtlantic Engineering Partners Open Two New Offices

MidAtlantic Engineering Partners, a civil, environmental, and marine engineering and surveying firm, is pleased to announce the opening of two additional New Jersey office locations, in Morristown and Mt. Laurel.   MidAtlantic Engineering Partners also maintains offices in Wall Township, New Jersey, Newark, New Jersey, and Media, Pennsylvania.

MidAtlantic Engineering Partners is led by founding principals Louis Zuegner and William Parkhill, with key support from principals Stuart Lewis and John Kerber.

According to Louis Zuegner, “The new locations will allow us better to align our services with our current customers’ needs, ensuring personalized, detail-oriented attention for each client and each project, which is a hallmark of how we work.  Additionally, having more convenient locations of great office space will help us to attract and maintain the best and brightest talent in the industry, allowing us to grow the business further over the coming years.”

New York State Routine Underwater Inspection

MidAtlantic’s Waterfront Division recently performed a routine underwater inspection of an oil and gas terminal in upstate New York. Underwater inspections focus on substructure elements that cannot be visually inspected due to excessive water depths or turbidity. Some of the most important elements of your waterfront structures, including footings, piles, piers, and abutments need to be inspected regularly to keep aging structures safe. Our Waterfront Division actively operates throughout the United States, and dives 12-months out of the year!

Affordable Senior Living Comes to Teaneck NJ

Congratulations to The Alpert Group on breaking ground at their new 5-story, 40-unit affordable senior housing project in Teaneck, NJ.  MidAtlantic provided site civil engineering services and survey services for this project and enjoyed working with Thriven Design to see this former public works building transform into a valuable addition to the community.

The new affordable housing project will be constructed in place of the former public works building, and is expected to open within the next 18-months. The 40-units will include 36 one-bedroom and four two-bedroom apartments. The building will also include a community center, ground-level parking, a rooftop garden and sitting area, and accessible-design features. Located near local shops and mass transit, this new age-friendly facility will offer amenities specific to engaging older adults, including health, wellness, and social engagement programming, and non-profit and government agency services support.

MidAtlantic Engineering Partners Works with Jersey City Developers on Waterfront Development Project

JERSEY CITY, NEW JERSEY:  MidAtlantic Engineering Partners (MidAtlantic) is pleased to provide ongoing civil engineering, planning, and land surveying, services for the recently approved Jersey City Bayfront Development project known as Bayfront Promenade. Bayfront Promenade will be the first development block of a redevelopment area featuring a riverfront park along the Hackensack River, a transit pier for ferry service, a new light rail station extending the West Side Avenue Light Rail system, and two linear parks extending approximate 2,000 feet from Route 440 to the Hackensack River.

The firm worked closely with the Jersey City Redevelopment Authority, Jersey City Planning, and the Jersey City Municipal Utilities Authority assisting Bayfront Development Partners, a joint venture between Pennrose LLC and Omni America LLC, to secure a redevelopment agreement for the first phase of the Bayfront Redevelopment Area.

“The Bayfront project is exciting because it is an opportunity to transform underutilized land and remediate areas creating an affordable neighborhood with extensive open space, vibrant mixed-use, multi-modal community along the Hackensack River waterfront,” said MidAtlantic Partner Louis Zuegner. “We worked closely coordinating with various Jersey City agencies and the project team to ensure this initial development meets the City’s expectations and sets the stage for future phases within the redevelopment area.”

“Congratulations to Pennrose and Omni for achieving this major project milestone as the developer for Phase l,” said MidAtlantic Partner William Parkhill. “We believe the Bayfront project can be a model for other urban areas to follow on how to incorporate affordable housing with market-rate housing to create a community that provides a remarkable living experience and quality amenities.”

“In fact, the entire Bayfront Redevelopment Area envisions approximately 8,100 residential units, 400,000 square feet of retail space, 330,000 square feet of office space, and 150,000 square feet of public space; along with vast park areas; a ferry pier; fire station; and K-8 school. We look forward to continuing to assist in the redevelopment of this former industrial property into a vibrant and positive area of Jersey City,” Parkhill concluded.

The two parks will each feature 6 blocks of active recreation, bike and pedestrian trails, playgrounds, and nature areas. The redevelopment area is situated between Route 440 and the Hackensack River near New Jersey City University and Society Hill. Bayfront Promenade will feature a six-story, 210-unit building with ground floor space for a daycare, credit union, and community technology center. The development’s streetscape will boast a complete street mobility design offering a new street grid with on-street parking, boulevard roadways, protected bike lanes, wide sidewalks, bump-outs with green infrastructure, extensive street trees and landscaped areas, decorative lighting, dedicated loading zones, and other inviting features. Grade changes and fill placement of several feet coupled with enhanced storm conveyance systems are designed to provide increased flood resilience measures.

MidAtlantic’s LSRP Services

MidAtlantic’s Sarah Dyson, LSRP was recently appointed LSRP for a project with 28 Areas of Concern in New Brunswick, New Jersey. The Site was historically home to multiple industrial facilities prior to redevelopment of the property into a multi-tenant residential complex. MidAtlantic and Ms. Dyson were required to complete the Remedial Investigation of five AOCs, including horizontal and vertical delineation of ground water in a difficult geologic formation, in a matter of weeks. Dyson’s thorough understanding of the technical rules and guidance allowed MidAtlantic to demonstrate RI completion using data collected from the existing well network, thereby saving the client significant time and money. Dyson’s knowledge and our dedicated project team allowed MidAtlantic to cost effectively complete the RI to meet the rapidly approaching mandatory timeframe and successfully avoid NJDEP Direct Oversight.

Approval Obtained for New Low Income Senior Housing

The Hoffman Pavilion Development Project received Amended Preliminary / Final Site Plan approval from the City of New Brunswick’s Zoning Board of Adjustment! This approval includes several iterations of improvements and value engineering as a result of a combined effort of MidAtlantic, Kitchen and Associates, and Pennrose Properties to bring this project to fruition. The building will provide 66 much needed low income senior housing units to the City of New Brunswick.

Waterfront Property Assessments

Out of sight, out of mind. MidAtlantic’s Waterfront Division routinely encounters structures in critical condition during our assessments of waterfront properties. It is important perform regular inspections to avoid major rehabilitation and/or failure of structures. Underwater dive inspection and low tide boat inspections can identify these issues before reaching a critical level.

MidAtlantic’s Environmental Team – Pesticide Remediation

MidAtlantic recently completed the remediation of pesticide contaminated soils at a proposed residential redevelopment site in northern New Jersey. The site had previously been part of a golf course and, even longer ago, an orchard. These historic uses often result in organochlorine and/or lead arsenate pesticide contamination that should be addressed prior to conversion to residential use.

The project required that MidAtlantic coordinate with the municipality, the seller, and the buyer to complete remediation prior to closing. On site activities included delineation of affected surface soils, tree and vegetation clearing, and the removal and disposal of over 20,000 sf and 1,500 cy of impacted soils. MidAtlantic’s work culminated in the issuance of an entire site unrestricted use Response Action Outcome.
