Civil Engineering Project Spotlight

MidAtlantic recently provided civil engineering support to aid in the repurposing of an existing warehouse in Hamilton, NJ into a cannabis growing facility. The project received planning board approval to renovate the existing one-story warehouse with improvements including a solar roof, modified loading/unloading area, parking requirements, and the upgrade/installation of underground utilities. MidAtlantic worked closely with our client to ensure that township requirements and regulations specific to the cannabis industry were met. Operation of the site is anticipated to provide dozens of new jobs in the immediate surrounding area, and additional tax revenue for Hamilton, NJ.

Marine Project Spotlight!

Following a mooring and berthing analysis performed using Optimoor by Tension Technology International Ltd, MidAtlantic conducted an in-situ test to determine the condition and capacity of active mooring bollards with the goal of evaluating the safe working load for each bollard using BollardScanTM. In-situ test results allowed MidAtlantic to modify the original model to align with real world bollard capacity, saving our client from undertaking a potential costly and premature mooring bollard replacement project.

MidAtlantic Engineering – Perimeter Air Monitoring Plan

MidAtlantic recently completed agrochemical remediation for a client at a residential development in Monmouth County, NJ. Historic use of the property as an orchard resulted in lead arsenate and organochlorine pesticide contamination in surface soils at the site. The remediation consisted of safe consolidation and capping of contaminated soils into a designed berm, allowing for the planned development and subsequent residential use of the site.

In order to safely move contaminated materials, MidAtlantic prepared and implemented a Perimeter Air Monitoring Plan (PAMP) with the goal of conducting real-time monitoring of the site’s dust emissions. Preparation of the PAMP included calculating instantaneous and time-weighted particulate action levels, selecting monitoring methods and locations for air monitoring equipment, and establishing alarm responses that would be effective in preventing exposure of the adjacent residential and school communities to the site’s contaminants. We can proudly state that zero emissions were reported leaving the site above defined action levels, a result of excellent planning and execution by our qualified team of environmental professionals.

The final PAMP included four monitoring stations that measured total respirable dust. In addition, one of the monitoring stations was equipped with a weather station that captured wind speed and direction, temperature, humidity, and barometric pressure. Each monitoring station was equipped with recharging solar panels and was connected to a cloud-based monitoring and recording system that notified MidAtlantic of any alarm conditions. This monitoring method allowed real-time access to all data and the operation of monitoring stations without on-site MidAtlantic staff. MidAtlantic’s role in this project ensured the remedial actions completed were protective of public health and the environment, and allowed continual progress during development activities, working with our client to complete their desire goal. We can proudly say that zero emissions were reported leaving the site above defined action levels.

New York State Routine Underwater Inspection

MidAtlantic’s Waterfront Division recently performed a routine underwater inspection of an oil and gas terminal in upstate New York. Underwater inspections focus on substructure elements that cannot be visually inspected due to excessive water depths or turbidity. Some of the most important elements of your waterfront structures, including footings, piles, piers, and abutments need to be inspected regularly to keep aging structures safe. Our Waterfront Division actively operates throughout the United States, and dives 12-months out of the year!

Affordable Senior Living Comes to Teaneck NJ

Congratulations to The Alpert Group on breaking ground at their new 5-story, 40-unit affordable senior housing project in Teaneck, NJ.  MidAtlantic provided site civil engineering services and survey services for this project and enjoyed working with Thriven Design to see this former public works building transform into a valuable addition to the community.

The new affordable housing project will be constructed in place of the former public works building, and is expected to open within the next 18-months. The 40-units will include 36 one-bedroom and four two-bedroom apartments. The building will also include a community center, ground-level parking, a rooftop garden and sitting area, and accessible-design features. Located near local shops and mass transit, this new age-friendly facility will offer amenities specific to engaging older adults, including health, wellness, and social engagement programming, and non-profit and government agency services support.

MidAtlantic Engineering Partners Works with Jersey City Developers on Waterfront Development Project

JERSEY CITY, NEW JERSEY:  MidAtlantic Engineering Partners (MidAtlantic) is pleased to provide ongoing civil engineering, planning, and land surveying, services for the recently approved Jersey City Bayfront Development project known as Bayfront Promenade. Bayfront Promenade will be the first development block of a redevelopment area featuring a riverfront park along the Hackensack River, a transit pier for ferry service, a new light rail station extending the West Side Avenue Light Rail system, and two linear parks extending approximate 2,000 feet from Route 440 to the Hackensack River.

The firm worked closely with the Jersey City Redevelopment Authority, Jersey City Planning, and the Jersey City Municipal Utilities Authority assisting Bayfront Development Partners, a joint venture between Pennrose LLC and Omni America LLC, to secure a redevelopment agreement for the first phase of the Bayfront Redevelopment Area.

“The Bayfront project is exciting because it is an opportunity to transform underutilized land and remediate areas creating an affordable neighborhood with extensive open space, vibrant mixed-use, multi-modal community along the Hackensack River waterfront,” said MidAtlantic Partner Louis Zuegner. “We worked closely coordinating with various Jersey City agencies and the project team to ensure this initial development meets the City’s expectations and sets the stage for future phases within the redevelopment area.”

“Congratulations to Pennrose and Omni for achieving this major project milestone as the developer for Phase l,” said MidAtlantic Partner William Parkhill. “We believe the Bayfront project can be a model for other urban areas to follow on how to incorporate affordable housing with market-rate housing to create a community that provides a remarkable living experience and quality amenities.”

“In fact, the entire Bayfront Redevelopment Area envisions approximately 8,100 residential units, 400,000 square feet of retail space, 330,000 square feet of office space, and 150,000 square feet of public space; along with vast park areas; a ferry pier; fire station; and K-8 school. We look forward to continuing to assist in the redevelopment of this former industrial property into a vibrant and positive area of Jersey City,” Parkhill concluded.

The two parks will each feature 6 blocks of active recreation, bike and pedestrian trails, playgrounds, and nature areas. The redevelopment area is situated between Route 440 and the Hackensack River near New Jersey City University and Society Hill. Bayfront Promenade will feature a six-story, 210-unit building with ground floor space for a daycare, credit union, and community technology center. The development’s streetscape will boast a complete street mobility design offering a new street grid with on-street parking, boulevard roadways, protected bike lanes, wide sidewalks, bump-outs with green infrastructure, extensive street trees and landscaped areas, decorative lighting, dedicated loading zones, and other inviting features. Grade changes and fill placement of several feet coupled with enhanced storm conveyance systems are designed to provide increased flood resilience measures.

Approval Obtained for New Low Income Senior Housing

The Hoffman Pavilion Development Project received Amended Preliminary / Final Site Plan approval from the City of New Brunswick’s Zoning Board of Adjustment! This approval includes several iterations of improvements and value engineering as a result of a combined effort of MidAtlantic, Kitchen and Associates, and Pennrose Properties to bring this project to fruition. The building will provide 66 much needed low income senior housing units to the City of New Brunswick.
